Land Contract
Buying a house on land contract can be a great option for someone who needs a little more time to get their credit in order for Bank financing.
However, not everyone who wants to sell their home can legally do so on Land Contract. In most cases where the home owner still owes a bank for the home, there will likely be a “due on sale” clause in the terms of the loan. This simply means that if they sell the house on Land Contract, they will owe the balance of the loan at the closing of the sale.
In some instances, home owners with mortgages will still attempt to sell their house to someone else on a land contract. This can be considered an illegal sale and puts everyone involved at risk.
